Louisiana Probates

When you are dealing with the sellers of a piece of property, are you sure you are dealing with all of the owners? Louisiana succession law is very different from other states. If a co-owner of a piece of property dies the title doesn’t automatically pass to the other co-owner. So who does inherit their interest? If you die without a will in Louisiana your estate is inherited by your children, not your spouse. 

There are several options as to how to handle selling a property when an owner has died and you must now deal with their heirs. David Birdsong will be speaking on when it is best to simply put the heirs in possession and have them sell the property and when should you open the succession and ask the court for permission for an administrator to sell the property. When is it necessary for a succession to advertise to sell the property and when can it be sold without advertisement. What is a small succession affidavit and when can it be used.

Many real estate gurus talk about seeking out properties involved in successions. Come with your questions and learn how to properly handing these transactions.
